One thing that everyone can agree on, though, is that presentation is key to sealing that positive first impression. This starts well before any buyers have made an appointment to view the property, and whether they’re seen at our office or online, our marketing photographs are designed to show your home off at its peak.

Once the viewers are at your home, is the front yard tidy? Has the lawn been mowed? Have the windows been cleaned? These are all before the front door is even open, and doesn’t take into account other external factors such as the feel of the street or local area.

It may sound obvious, but it’s always sensible on the day of a viewing to make sure that all the pots are washed and put away, the bathroom is clean and with fresh towels out, that the beds are all made and that any kids’ rooms are tidy.

If you have pets, use an air freshener or neutraliser to mask any odours, and of course, vacuum up any stray cat or dog hairs.

This varies massively on the type and size of property you have, its location, its condition, and of course, the asking price.

The average time it takes to sell a home in the UK is around 10 weeks, although houses which need major renovation or modernisation work tend to bring this figure down. Generally speaking, most buyers are looking to move into a new place which is already in liveable condition.

With this in mind, houses which are in good shape tend to be taken off the market much sooner than a ‘fixer-upper’, and the area around Ramsbottom has been growing hugely in popularity for the last few years.
